What information do you need to schedule a free quote?
We need your name, street address, a best telephone number to reach you at in case the estimator has any questions, and an email address to send the free quote to.
Do you quote over the phone?
No — we like to take a look at the property to create an accurate quote. Once we give you a price for services, it is firm and will not change for 6 months.
Can you quote my property if I send you pictures?
Yes! We can quote via emailed pictures if you send photos of all sides of your property. We will review them and email your free hot water washing quote by the following day, along with our insurance certificate and upcoming available days of service. For any deck or patio quotes, please include the approximate size.
Can I schedule a weekend appointment?
No — we only work weekdays. This is a labor-intensive warm season business and we want our crews to have full weekends to rest up.
Can I get an earlier date if someone cancels?
Scheduling can be tough this time of year — people start calling us in February and we are a very popular service! We can add you to the wait list for an earlier slot if a cancellation opens up.
What is the exact time of arrival?
Since this is a construction-type business, it is hard to specify exact times. We can confirm whether our crew is arriving for a morning or afternoon appointment. Our crew follows a route scheduled geographically. We usually confirm approximate time of day in our appointment reminder emails sent one to two days prior to service.
Do I need to be home for the service?
No — most people are at work during our service times. We just need access to the outside faucet. The check for services should be taped to a side or back door.
What We Wash
What surfaces do you power wash?
We can power wash wood and vinyl siding, walkways, decks, fences, patios, cement pool decks, landscape walls, gutters, roofs, sheds, shutters, TREX and manufactured decking, and driveways. If it can be washed with water, we can quote it. We do pressure washing, steam washing, and soft washing.
What does housewashing include?
The house siding hot water washing quote includes from the roof edge, down the exterior of your gutters, straight down the siding including the foundation. Dormers and attached garages (including garage doors) are also included. The deck railings and stairs are a separate item to be quoted.
Does house washing include the trim?
Yes — the house siding hot water washing quote includes the exterior of your gutters, straight down the siding and trim, including the foundation.
Do you clean gutters?
The exterior of the gutters is automatically included and cleaned when we hot water wash the house siding. To manually clean out the interior of the gutters, that is a separate item we can quote.
Do you wash windows?
No — window washing requires different equipment and skills. We strongly recommend washing your windows only after your house has been washed by us.
Our Process & Safety
What is soft washing and what is your process?
We use a proprietary low-pressure soft-washing system comprised of multiple environmentally safe detergents and low-pressure pumps to clean and rinse at minimal pressures. High pressure is not used in our roof washing or house washing process. Our solutions are comprised of mildewcides, algaecides, soaps, and surfactants — custom-mixed on-site to the needs of the surface. The solutions are applied thoroughly, given time to kill mold, mildew, algae, and fungus deep at the roots, and then rinsed with fresh water at garden hose pressures.
What is the difference between hot water and cold water washing?
We use hot water soft washing of vinyl siding — a newer industry standard. The hot water with good soap actually breaks down the grime instead of cold high-pressure water scraping it off. Think of a greasy pan in hot soapy water. We use pressure only equivalent to a hard rain storm, minimizing the water that gets behind your siding.
What prevents moisture from getting behind the vinyl siding?
We only do hot water soft washing of vinyl siding, so we use lower pressure with higher volume of water and good soap. The pressure is only equivalent to a hard rain storm. In addition, your siding has small weep holes to facilitate water drainage.
Do you supply the water?
We hook up to your hose faucet for water and bring about 250 gallons with us. Most services require a little more than that, so while we work we are connected to your faucet and it refills our tank. The average cost to you is only about $2 worth of water.
Is your cleanser safe for plants, kids, and pets?
Yes — our hot water washing is safe for plants, animals, and people. We use a green biodegradable cleanser and work hard to protect your vegetation by rinsing and covering bordering plants during service.
Do I need anything special for my plants?
If there has not been rain in the week prior to your appointment, please water your plants well one to two days before our arrival so they will not absorb the soap at their roots. We still rinse your plants before and after service. For any delicate landscaping, we recommend taking extra precautions.
Weather & Timing
Is the pressure washing rain or shine?
Yes — the only times we may reschedule are in the case of lightning, hail, or a driving rain. The ‘weather permitting’ clause is mainly for spring snow (March/April) or lightning.
How long does house washing take?
The washing process takes approximately 1.5 to 2 hours, though our crews stay as long as necessary to fully clean the property.
Does it matter if I power wash before or after painting or staining?
Yes — it is preferable to complete all power washing and hot water soft washing before doing any painting or staining. This work also serves as excellent prep for a painting project.
Warranty & Payment
Do you offer a warranty?
Yes — we warranty siding for 1 year from the day of service, and roofs for 3 years from the day of service.
Is there a minimum service amount?
Yes — we will not schedule a hot water washing appointment for less than $250 in total services to be completed.
When is payment due?

After Your Service
My house was washed and now I have brown streaks down the siding - what happened?
Some homes take much longer to drain. Our crew waits a reasonable amount of time to rinse any additional dirt away, but residual draining can continue after we leave. One rain storm should wash this off. If it doesn’t, we will schedule the crew to come back and rinse it at no charge.

Will detergents from pressure washing hurt my landscaping, gardens, and grass?
No.The Blue Sky solution we use is a powerful cleaning agent that is Eco friendly, but we go to great measures to rinse down all plants and grass surrounding the house before, during, and after the application. The result is that any detergent over-spray or runoff is completely diluted. You may even notice that your landscaping in these areas looks especially green and vibrant in the days following the cleaning due to all the watering!
Do we have to be home?
In most cases you will not need to be home while we wash your home or business.

FAQ’s – Roofing Power Washing
What are the Stains on my roof?
Algae, Moss & Lichen are what you see on your roof. Algae are the black streaks; Moss are the green bumps; Lichen are flat “flower” looking pieces, which root into your shingles.
Those dark stains on your roof are algae. The textbook name for this type of air borne algae is Gloeocapsa Magma. Gloeocapsa magma is found in warm humid environments and often appears on the North side of the home and under trees. The reason that it is usually seen on the North side of the home is because; the north side gets the least amount of sun which causes this area stay wet longer than the others. Gloeocapsa Magma also, forms under trees because of the shade and the fact that when trees drip water after it rains, it keeps the surface wet longer.
Can You Pressure Wash an Asphalt Shingled Roof?
A Hot Water & Soft Wash is the best method to pressure wash a roof without causing damage to your asphalt shingled or other delicate roofing materials. This technique is very effective at safely removing Moss, Lichen, Mold, Mildew, Stains, Algae, and dirt from roofing, siding, wood decking, and other materials that would otherwise be damaged by a full powered pressure washer.
Using a full powered pressure washer on a roof can cause serious damage andcomporosize the ability for your roof to keep out water and the exterior elements.
How Long Does it Take for Algae, Moss, and Lichen to Die after Treating the Roof?
Algae, Moss & Lichen take time to die off & wash away after treatment. Algae takes 1-2 days; Moss and Lichen can take 1-6 Months. The sun will dry out the dead material and the rain will rinse it away.
Why can I still see Moss & Lichen are still visible after roof treatment?
The Moss & Lichen will turn white, gray or brown, which indicates it is dead. To power wash or scrape the shingles would damage them. We would be happy to come back for a re-application should the treatment not kill the moss & lichen free of charge. Note: You can expect 65-75% of the moss & lichen will come off completely.
Please Note: A re-application is not needed if the moss and lichen has been killed, yet still remains on the shingles.
How Do You Wash a Roof without Damaging it?
Roof cleaning is not the same as siding / clapboard washing, and it is not an exact science. Below we try to explain clearly our process so you may have accurate expectations.
- We soft wash, which means we use water pressure only equivalent to a garden hose. More than that could cause shingles to lift and water to find a way into your roof or ceilings like ice backup can do in the winter.
- We use a foaming biodegradable cleaning solution (safe for pets, people, and landscaping), which sits on the shingles for about 15 minutes and kills off the moss, algae, and lichen.
- The black streaks are a type of algae and will come off the same day of service.
- The green is moss and / or lichen, Although they will be killed that day, there will be grey, white, or yellow left on the roof which comes off over time as it dries out. The reason it does not come off that day is because it needs time to die down to the roots, then, as it rains more, it washes off and blows away. It should come off gradually over 30-120 days.
Please note: Some home owners choose to pay to have it manually scraped off, an expensive service. We do not offer this service for two reasons:
a. Manually scraping shingles can damage if not ruin your shingles and roof and nullify your shingle warranty.b. We do not have our men go onto the roof surface itself, due to the safety and liability issues.
PLEASE NOTE: Depending on how long it has been there and how rooted into the shingles it is, some lichen & moss may never come off. Although, 60-75% will die down and come off.
Our roof washing process is warrantied, if the majority of moss & lichen has not died down and washed away at the end of 6 months, we certainly will come back for a re-application, free of charge.

Will cleaning my roof extend the life of my roof?
Yes. Cleaning your roof can save you money in more ways than one… First, the algae and fungus that grows can cause premature roof granule loss, and shorten roof shingle life. So you save money because your roof lasts longer and you won�t need to replace it. Second, when the algae turns your roof black, it becomes less reflective, and it retains heat; so your air conditioner works harder to overcome the increased heat load, costing more money in electric bills. Third, the aesthetics of cleaning your roof when it comes to selling your home can not only save you money but can make you money too.
